Land Promotion

Minimum risk, Maximum return

Are you considering selling your land or buildings? They will be worth more if they have planning permission. However, the planning system is notoriously tricky and expensive to navigate on your own. You may be worried about the uncertainty, risks or costs of taking the plunge.

Our Land Promotion agreement makes it far easier to unlock the value in your land. There are no up-front costs and we handle every step in the process.

We will:

• Evaluate your land and recommend a new use (e.g. family housing or commercial units)
• Develop a scheme to maximise the value of the site
• Create a detailed planning proposal
• Consult the local community, if required
• Navigate the complex planning system on your behalf
• Once planning permission has been granted, promote the site to buyers
• Sell the site through an open-bidding process
• Manage the sale of the land
• Charge no fees until the sale is complete

  • Working with WRP on the land promotion agreement was an enjoyable and transparent process.   I was kept fully informed throughout, ensuring I was involved in any key decisions and felt part of the exciting journey from the beginning. WRP are community conscious, and this was very important to me as I wanted to ensure that the development was in keeping with the original character of the site and the area. WRP honoured my wishes at every step, it was a pleasure to work with such straight forward people with excellent attention to detail, I couldn’t be happier with the service I have received and the outcome overall.

How we work

We take full responsibility for negotiating planning permission and selling your land. You won’t have any upfront costs as we pay for everything. Once the sale is complete, we take a fixed percentage of the proceeds. Our ultimate goal is to maximise the value of your land, as this generates the best return for us and the most money for you. In the unlikely event that we do not secure permission or the land doesn’t sell, you don’t owe us anything. We take the risks, so you don’t have to.

Why you might want to sell

There are many reasons landowners consider selling buildings or land. You may want to:

• Release the capital tied up in your land
• Reinvest equity in other parts of your business
• Enjoy a more comfortable retirement
• Leave a gift to your family
• Move closer to friends, family or other support

Which sites can Wharfe help with?

Any buildings, of any sort, have potential. Agricultural buildings can become residential homes or commercial premises, for example. If you have land available between existing buildings, it may be suitable as an infill plot. Or if you have a piece of land that adjoins a village or town, you might be granted permission for a small-scale housing development.

If you’re unsure whether you have a suitable building or piece of land, please do contact us. We can discuss your options and give you a better idea of how we can help.

Case Study

Pickmere Hall Farm

When our client inherited Pickmere Hall Farm, she knew it had huge potential. It was in a beautiful Cheshire location, with 90 acres of farmland and several traditional brick-built farm buildings, as well as the original farmhouse.

From one family business to another…

We understand that selling your land and buildings may be a difficult decision. It might not be what you’d planned, and it may not be easy to let your land go.

Please know that we’re a family business ourselves. We’re based at Sapling Home Farm, which has been farmed by the Wharfe family for decades.

We work with honesty and integrity and will always put your interests first. Our priority is maximising value on your behalf.
